Claims of original deed

Respected Sir,we have traced now 70 years old my grandfather purchased sale deed of 4 Acres revenue land, now the land in the possession of others and they are forming, all the years we don't now this deed, we can claim

first find out whose name is recorded as owner of land in land records in which year the name was recorded and on what basis . Since the matter is quite old you have to prove under what circumstances the fact of ownership of land did not come to your knowledge

Take copy of all the chain documents from revenue department / patwari (of last 75 years) and certified copy of other documents from registrar office, show all documents to local lawyer and proceed.

Sir, My grandfather purchased the land from his own elder brother, after purchase he not taken possession of land and allow his brother sons to enjoy the property, after my grandfather death all revenue land records change to my father name and my father enter family settlement with my cousins 1995 (unregistered) All revenue records changed in favour of my cousins name except one Acre land, my cousins applied for conversion of land to residential purpose and they sold few sites, in this stage we can approach court, please place your advice

Obtain whole record e.g; Fard/Shajra-e-Aks, or whatever it is called in local language from local revenue official say Patwaari, and show these & unregistered agreement etc to a very able counsel specializing in such/revenue/property/civil matters for a considered opinion.

Artificiality quite appears from your subsequent story when you state, "My grandfather purchased the land from his own elder brother, after purchase he not taken possession of land and allow his brother sons to enjoy the property."

A pertinent question arises, what was the need to purchase the land from the elder brother, when only his own sons were allowed to enjoy that property?

Also, was there any specific reason that you did not make any mention about status of revenue records along with original query, where you revealed only about finding the 70 years old deed?

Sir,My grandfather purchased because his elder brother mortgage this property to some X after his death my grandfather paid money to mortgage and executed sale deed from all legal heirs of his brother family and allow brothers family to enjoy the property, later my father entered family settlement with my cousins un registered deed, 1995, later all revenue records changed in the name of my cousins except one Acre

AS per you 1 acre is not questionable.

The unregistered deed may be questionable.
