Immovable property still not intimated

sir,
I am working in ministry(S&M) and purchased the land jointly with my brother on 2018 . I didn't inform the office that I am purchasing the land. The registration is completed and I availed leave on registration date. But I am filling every year on office portal immovable property returns column, the land which i purchased on 2018 all the details I am filling till date. But now i think to intimate through letter which is late intimation. kindly suggest if i intimate any problem will occur in work.

Pay fixation for exserviceman in bank

Sir
I joined a public sector bank in officer cadre after completing 20 years in indian air force as PBOR (Personnel below officer rank). I have not availed any exserviceman quota and cleared the exam as a general candidate. Am I eligible for pay fixation in officer cadre in bank as the basic pay starting in bank is much lower than what I got in air force on retirement.

Maintenance charges area wise or unit wise

Hello,

I have come across several judgements confirming that society cannot charge maintenance charges according to area of the units and have to charge equal maintenance charges per unit. Is this also applicable to housing societies only or commercial complexes also ?

Unauthorized construction in our property

Hello Experts,

We have a huge house property in our village. Since we don't stay there recently we came to know that a person who has a land behind our property has constructed a house in his land and some of the property's elevation is coming into our property. We have talked to him and asked him to remove the elevation. He agreed to that.
In case if he doesn't remove that how can we proceed legally further which laws and regulation are applicable for this issue?

Self acquired propoerty and will in a goa scenario.

I am a widower. My property details are:
1. A vacant plot purchaed by me. 2. A house built by me on a plot purchased by me.
3. A house built by my own sources on a plot owned by my deceased wife.
(these 2 houses have different market price, one is 3 times worth than the other.)

I have 3 children 2 married daughters and a married son.
a.Can I decide in my Will who of the 3 children gets which property ? And
b. Before my death, can I gift the properties by making separate (or combined ) Gift Deed/s ?

Authentication of power of attorney

Dear Experts, My friend's relative in abroad executed a sale deed. He signed on all the papers of the deed. So only to present the document before the Sub Registrar, Anakapalli, A.P., India for registration, he has given authenticated/attested Power of Attorney which is attested by the Indian Consulate abroad. But it has no witnesses. One lawyer friend said that it requires two witnesses' signatures for the presentation of the sale deed. I opine an attested POA does not require witnesses. However, I am of doubt whether it requires witnesses or not? Please clarify as the document has to be presented before the Sub Registrar concerned.

Payment of interest on gratuity.

Award passed by the controlling Authority for the payment with the interest of 10%as notified by the central Government. But the management maneuvred to subvert the order/ award by getting undertaking from employee not to press the interest, and disbursed the award amount only.When the employee pointed out the non pament of interest, the controlling authority directed for disbursement of.intetest as the award cannot.be modified to withhold interest in vie w of the overriding effect of the Payment of gratuity Actover other legislations. Experts please advise.

Daughters right on father's self earned property

Dear All,

Need advice on property right. I have a brother what will be my right in my father's self earned property. I am married and separated from my husband. My brother is married and he has son as well. Just wanted to know weather i will get 50% in my fathers property. or All the property will go to my nephew.

Fresh membership in cooperative housing society

Respected experts,

In our cghs which is tenant copartnership society, the flats were originally allotted in 1993. Two of those flats couldn't be alloted due to some disputes which took many years to settle. All this time, the flats were in society's custody and laid unused. Now, all disputes are settled and the society wishes to allot fresh memberships against these flats. As it is going to be a lease agreement between the member and society, what should be the price of these Memberships? The society holds a perpetual lease for the land and in turn issued lease agreements to its original allottees.
How is the price of such membership to be ascertained? Thanks

Epf transfer from previous employer pending

Hi,

I was working for a company which maintains (exempted) EPF account in Mumbai, after leaving the company I joined another company which has EPF account managed under Delhi EPF office, in 2016 I had got the transfer request to the Delhi office processed and the previous company had sent out the cheque to my company for the transfer. This was submitted to Delhi EPF office but the transfer amount entry is still not coming up in my epf passbook. I realized this in 2019 and since then I have raised multiple grievances with the EPF office but I get a standard reply " credit confirmation has been called for from the cash section, please wait"

I just want to know whom should I approach and how do I process here.
