Trespassed and occupying

My friend bought a house through auction from Indian Bank,Salem Tamilnadu which was recoverd under SARFAESI ACT 2002. The above said property was registered at local area Tharamangalam Sub registrars office and got sale certificate on 3/3/2021.
As the borrower cum earlier owner refused to give possession to bank , the bank with a court order at the presence of revenue officers , police inspector and other relavant officials took possession of the property and gave possession to me on 7/03/2022.
Following this EB CONNECTION,PATTA,property tax and all have been tranferred to my name. Additionally I have built building with panchayat approval on vacant land and I have been paying property tax for this buildings too.
But on this jan 2024 the earlier owner entered my house and stole my gadgets and many other things. i lodged a complaint with camara footage with police. No FIR REGISTERED. . Following this ON SOME OTHER DAY the guy damaged my bike and hence I called 100 and police came and saved me from him.
Now unexpectedly while I went to visit my mother and family,ON 24/01/2024 the guy broke open all my locks and entered. I have complained this also but the inspector is not registering FIR. In the name of enquiry I was called but other guy did not come.
on 30/12024 i have appealed in writing to DSP to register FIR . But no action so far.
now I am avoiding going to my propert as that guy may create criminal nuisances and police may ill-support.
please advise for further steps. thanks

Fake documents

If someone has.make a fake.document and take a flat in SRA building can we put a case of benami property on him or what else we can do to get it's property documents checked

Property patta

My Father Purchased a Property from a SC person in 1983 and still the property is held by us. The Previous owner was allotted this property in 1979 to a Scheduled caste person and he has sold the property in 1981 to Another SC person from whom my father has bought the property can I get a Patta for this Property now. What should I do now since my father has passed away.

Regarding confirmation deed

our society is deemed conveyanced with saat bara also transferred on society's name. during this process our original land owner and developing builder didn't co operate with us at all. they even didn't pay their fees for this which all other members shared.
now land owner wants society to make deed of confirmation with them and then only they will pay their dues regarding this. actually their flats have not been registered by developer.
so my query is, does the society has rights to make a deed of conformation with them? if so, will it not increase any liabilities on society?

Section crpc 107?

Hello there is an incident took place in may 2022. Me and my dad was out of our home and my mother was alone for about 2 hours and by taking that chance out neighbours attacked my mother and snatched some jewelleries. After I came home without knowing anything or gathering any proof I went to my local police station to make a complain against the neighbours but as one of the member of those neighbours work as a cibic volunteer, next day police came and forcefully said that we're acting.
And after that few days later we got a notice from court with crpc 107. Then an advocate misguided us and make us pay the penalty and made us convicted & guilty without letting us know. Now I've applied for the passport without mentioning about my crpc107. I got an objection notice from passport authority saying that I have a pending criminal case "Charged with Criminal Proceeding or any arrest warrant/summon pending". Now I wanted to know is this CRPC107 matters this much in any government matters such as passport application and does crpc 107 legitimately make any criminal record by pleading guilty, if yes then for how long?
Will it gonna interfere with VISA application too?

Evidence lost or misplaced by court record staff

I have a civil tenancy case and as part of evidence of conversations with my tenant, the phone used for communication was also submitted as evidence and marked. However, the case was transferred to another court and when they instructed the records to be submitted, it was discovered that the phone was missing and hence the lower court kept postponing. I suspect that there may be a foul play involving court staff and my tenant.

Kindly advice how to handle this. Can I lodge an official complaint against the court record staff for loosing the evidence?

Co-operative housing society maintenance charges

Our society registered in 2013 and there after no elections. Also not conducted the AGM after 2019. The society doesn't have chairman or legal committee. Most of the society members are paying maintenance charges but some defaulters are not paying as society committee is not legal. Is this correct? Do we have any law to bind them to pay maintenance charges for which they are availing all the services?

Issues with the co-owners in an apartment.

We bought a flat in Garia in 2017, paying all necessary charges extra for electricity. We got our possession 2018 on the industrial meter as the builder had no provision for the domestic meter. Since then we have been residing on a sub-meter and finally in 2022 sometime, a construction meter was installed after failing the quotation for 4 times, few flat owners of the apartment, paid for the transformer. We were not a party to it, as we understand it would have been a prize to the builder for not completing his responsibilities for more than 5 years.
After the transformer was installed, the builder gave us our regular connection and created no trouble for booking our electric meter from WB State Electricity; however few flat owners created some fuss by disrupting our electric connection on 3rd Feb at midnight. Finding no solution we had to rush to our local police station and we lodged a General Diary. The police officials came to our apartment, put the situation in status, and asked us to move to the legal way to resolve this matter. Accordingly, we contacted a lawyer and he drafted a letter to those flat owners including our developer asking for a reason for such a nuisance. The lawyer of the two flat owners out of the three has responded, stating that whatever I have mentioned is completely false as no such incidents occurred and it was just a mechanical fault.
I understand if this matter goes further in court, the police officials may be asked to give their opinion on this. If we take a worse situation that which the police officials do not respond properly, can this be taken forward, if my GD was incorrect against them, why did the Police Officials not take any action against me?
Truly speaking the CC TV of our apartment does not work, and most importantly, I do not know if the other flat owners would be interested in getting into any litigation and giving their opinion.
Now that I am no more interested in any litigation, my purpose has been taken care of. The Electric Meter in my name has been installed; however, if those parties file a case against me asking me to pay them back Rs 45000 for their lawyer charges as they say it was an unnecessary expense that they have made since I have accused them illegitimately, so in such a scenario I will defend and take my actions accordingly.

Lineal ascendency- sapinda relations

I have been searching my queries about sapinda relationship for more than a year but i always get differentiating replies. I'm confused about how the lineal ascendents are traced. Myself and the boy i want to marry fall in family relations. I have studied online a lot about the hindu marriage act 1955 and the details of SAPINDA relations and prohibited degrees. we ( me and he) have a common lineal ascendent- 4th generation in my case ( my paternal grandmother's father) and 5th generation in his case ( his paternal grandfather's mother's father). in simple language- my father's mother's father and his father's father's mother's father are the same person. He is my second cousin once removed (second cousin's son). Does this relation come under sapinda relation or prohibitive degrees ? While tracing the lineal ascendency, if its through father's side, does father's mother come under sapinda? I have read differentiating views on this. Some say that ascendency is traced as Person-->Father's--> Father's Father--> Father's Father Father and so on.. On mother's side, ascendency is traced as Person --> Mother --> Mother's mother. Need an expert advise and clarity on this matter
