Grandfather and grandmother have died. (HINDU FAMILY)

Dear experts,
My grandfather has one son(my father) and one daughter(my aunt). The aunt got married 30 years ago and lives with her family in her marital home. She is in a rich family but we are not so affluent. Now the grandfather and grandmother are no more. As my father is the only son so we did not understand the requirement of any paper work. There is no will or other deed. We have the papers of property which are in the name of my grandfather.
The property is a house and a shop which are in our/my father's possession. Now I have some questions:
1. Whether my father can register that property in his name fully?or can transfer in his children.
2. Whether he can sale full property and how?
3. Whether my aunt can be able to claim part in this property?
4. How can my father save the properties fully so my aunt or another person will not be able to claim any part in it?
Thanks

Summon

Actually my wife has filed 13(1) case for divorce HMA.
It was as per my and my wife's predecided settlement in lieu of lumpsum alumni.
But i have not received summons in this regard.
The date to file W.S.A. is given to us privately by girlside only by phone and a copy of the filed petition also given by herside privately.
If without summon ,I file W.S.A. the will further proceedings will be valid or not?
Is there any chance of cheating with me?

WANTS DIVORCE BUT AFRAID OF 498A

Dear experts,
before 2 1/2 years I have gotten married with a girl.(HIndu)
Actually she is residing in her parents home after 3 months of marriage till now. We tried our best to call her here, but she did not come.
Now can I file divorce U/s 13(1)(ib) of HMA(showing desertion)and offer her lumpsum maintenance?
Is this will be a safeguard against 498A?

Divorce U/s 13(1)(ib) HMA

RESPECTED Experts,
I have married before 2 yrs.+8 months with a girl.
Being related to very High society family the girl decided not to live with me any more and she blamed my family members in society.
but till now no civil/criminal case was filed by her.
She is at her parents home from 2yrs. and still is there.
Now it is decided between us to divorce.
But bride side is saying to give D/D or Rupees(decided) to a third party.
Although the IIIrd party is our reliable but due to minimum 6 months of divorce U/s 13-B(mutual consent, the draft become invalid after 6 months.
And bride will sign in first motion only when the D/D or Rupees is given to third party.
So our Lawyer decided that we will give D/D to third party and then brideside should file petition U/s 13(1)(ib) i.e.for DESERTION.
and thereafter we will write all our conditions in W.S.
He said it will take only 2-3 months.

NOW my question is that IS it good or bad for us(groom)? If not good for us then what should be done?
Thanx

Divorce by mutual consent (SIX Months) HMA

Dear Experts,
Is it possible to reduce minimum period of 6 months of mutual consent divorce?
If yes then HOW?
and what is the probability of this reduction.
as I have to go abroad 3-4 months after now.
Is it good for me(BRIDEGROOM) to make file divorce petition U/s 13(1)(ib) from the side of bride. So that it can tackle in 2-3 months.
Is there any bad thing in it for me?
and afterwards we will write all the conditions in W.S.A.
AS I m giving Lumpsum alumini to her.
Thanx
