Transfer of property within immediate family

My family had formed a partnership firm in the 1980s and had bought a industrial gala under that name. namely XYZ Industries.
But since then and now, we have been filling income tax under his file only, treating XYZ Industries as a sole proprietory firm.
Would it be advisible to transfer the property into either my mother's or father's individual name ? XYZ Industries has no activity other than the rent it collects on the industrial property.

Would stamp duty, any other govt levy charges be applied in wanting to transfer the asset to either of my parents personal file ?

The flush of AQ might also be a tactics of unscrupulous entities and gangs loitering at LCI with multiple fake ID's including the ones that have face blackened/blacklisted/shunted out................ to advertise, gain publicity, allure unsuspecting querist as clients and fleece for FEE...................
