Old tenants

We are having tenants & sub trnants by them since 30 years in pune. They are having shops & godown at a rent of rs 100-rs 200 per months. There is no written agreement but receipts are given by us since the start. Cases are pending since 10-15 years. Please guide me as to how to evacuate them from our premises. Does maharashtra rent act applies to this? How can the matter be solved?

Please tell me if there is any way the rent can be increased upto market price? I heard that th Rent act 2011 of maharashtra which is yet to be implemented will increase the rent for old commercial tenants as well?
Please guide me as they are asking for rs 20 lakh for settlement which is too high for us as we are poor & also the area is not worth it.

contact a local lawyer . you have already filed eviction suits against them . go by your lawyer advise

Yes but the lawyer is advising just to wait for the act to get passed. As it will be a very long process & with no guarantee that it will yield expected results.
Very disappointed to know that we can't use our own space for our use.
It concludes me to the view that there is no legal solution.

legal solution is to have final monetary settlement and tenants will vacate the premises.

Will the maharashtra rent act 2011 be really helpful in our case? Our tenants are not ready to leave for below rs20 lakh.
Can u give any rough idea as around when will the rent act pass( 2 or 3 years)

You can even now file rent enhancement petition.
To surmise about the Act yet not passed is simply speculation.

Sir can the rent enhancement petition be filled as an amendment as our case is going on in high court or we will have to file a new case in lower court?
& can anyone please give me a rough idea as to how much the rent can be increased upto as the current rent is only Rs.100- Rs. 200 per month.
