Advocate. Arunagiri (Expert) 26 January 2011
File a eviction petition before the appropriate authority. Please dont say that your tenant had vacated, as long as he is having his properties in the premises and not handed over the vacant position to you, it is deemed that he is still in possession.

Till his furniture is there he will have to pay rent to you and if does not pay for more than six months you have that ground as well as ground of not using the property.Terminate his tenancy on the above grounds and then file suit for eviction.

Eviction petition is the right remedy.
