Open Parking space member has to surrender or transfer ?


Open Parking space member has to surrender to society or he can transfer along with
Flat ?

As a member of the Housing Society ,flat owner buys a Stilt parking place or park his or her vehicle in open common place by giving charges which are reasonable & agreed by all the members. We have 39 Parking space and 39 Flats, some have 0, 1 or 2 or 3 cars , but when member sells their flat they sell flat along with open parking space, so existing member who did not had car earlier but buys new car today does not have parking space,

The decision regarding the rates & the right of all flat owners to park their vehicles was made in Special General Body Meeting of the Housing Society which was attended by all in the members or by their representatives as the case may be & as this meeting was arranged by giving due advance notice to all the members of the said society.

Considering the whole issue & legal rights of all the members a right decision was taken by the general body in this meeting

What can be done, because he did not took open parking space , because he was not having car at that time .Pl guide

In the recent past, some peculiar sounds were registered one among that was yahoo sound track. In the same context, whether the smell of perfumes can be patented? if any relevant sources in the form of articles/ case law citations please forward it.

SHARE IN FAMILY PROPERTY

My father purchased a plot with house in Thane in the year 1980. The said property was registered in the name of my mother. The investment was made in the property by my father out of his retirement dues + other by way of personal loans. My father expired in the year 2006. We are three brothers (all married) & no sisters. First son has 2 sons only. Second son has one son & one daughter. Third son has only one son. Can you please tell me :

1. Can the mother refuse the share in the property to any one or all the 3 sons ?

2. Do the sons have a legal right in the parents property ?

3. Can the mother make unequal division of the property between the 3 sons ?

4. Does this property fall in the category of acquired property or heriditary property ?

I request you to please clarify and guid me in this regards at your earliest.

Seperate maintenance bill for flat & Garage is possible?

Is it possible to have separate Maintainence bill for flat and Garage as we want to make garage as registered office , at present we are getting both maintenance bill togather

Kindly advise ?

Advice on car stilt parking repairs of a housing society ?

Our Society have 39 flats in all.In stilt, Builder has sold us 14 covered car-parkings wide registered agreement and also provided us the receipt of the consideration amount for our parking space.The society has demanded Parking Charge for stilt garage . although as per the adopted Bye-Laws of the Society, the law does not allow the Society to impose Parking Charge for a Purchased Car-Parking, but still we have paid , Society has allotted open Car-Parking space , members are paying Moreover Society does not have conveyance deed. Now major repair has Come , members are asking expenses for stilt garage repair, actually who should bear the cost, all the society or member function has been carried out in our stilt parking ?

Assignment of rights related to songs

Respected Lawyers,

My query is, if a music company (copy right owner) assigns rights to use songs in the commercial film and make adaption thereof, at the time of assignemnt of rights is it necessary to obtain signature of the composer, lyricist, and singer as the co-owner.

Can anybody give me format of assigning such rights, or can you tell me what the important points should be taken into consideration at the time of preparing agreement.
