Can a sale deed be questioned after 52 years?

Respected Sir/Madam,

I need a suggestion on the property purchased via a Sale Deed in Karnataka.

We purchased a agricultural land nearly 1 acre in Karnataka in the year 2019 on absolute sale deed.

1. This property is originally partitioned in 1968 to second wife (Party1) of a person purely for maintenance not for sale. 

2. Party1 sold this property to a purchaser (Party2) in the year 1970 via a registered sale deed and got khata and mutation

3. Party2 sold this property to another purchaser (Party3) in the year 2004 via a registered sale deed and got khata and mutation

4 Party3 sold this property to me (party4) in the year 2019 via a registered sale deed and got my Khata and Mutation in my name and absolute position from last 3+ years

Now, in May, 2022, Party1's grand children have filed a civil suit in Sr Div Civil court saying that Party1 did not had the right execute the sale deed and property to belongs to them. 

Only ground the petetioner claiming is that when the property was divided between first wife and second wife(Party1) by their husband, in the partition document in 1968, it is written that second wife(Party1) cannot sell the property and can only enjoy the property till her death and after her death, the property should go back to first wife's sons. Petetioner is the grand childeren of first wife.

Here are my questions which I need your advice on.

1. Will this civil suit impact my rights on this property?

2. Party1 has passed away in the year 1974, Can her grand children question the all 3 sale deed transactions after 48 years?

3. Can the partition deed deny the right to execute sale deed for second wife of a person i.e. Party1?

4. Is the Petetioner claim is valid in the eye of Hindu Succession law?

Change of father's name in pan

If a person takes sanyas from his normal life and is known as a Shishya of his GURU, who eventually is his whole and sole i. e. Father & Mother both.
In this case how can the applicant proceed for name change of his father (Biological to new in terms of GURU), as he doesn't have any link and nothing to do with his biological father.
Same has been updated in his Aadhar, Passport, Voter ID, Bank Book etc...

Cancellation of mutual consent divorce decree

parties obtained the decree by mutual consent for divorce. after that wife father died and she has no source to live individual. she get compromised with her husband and now they get cancel the decree of mutual consent divorce. how will i move the petition before the court?

Incorrect carpet area in redevelopment agreement

My residential CHS is going for redevelopment at Nalasopara West. My flat admeasures RERA carpet area 309.40 sq ft. measurements done by developer's man (not an architect). The Developer prepared REDEVELOPMENT AGREEMENT with my Carpet Area as 288 sq ft. Hence I've advised my Power OA not to sign the RA. The Developer agreed to his mistake. Now he says he will make an additional paper for the correction. I am afraid that I may have issues in future if my PoA signs the RA which has incorrect 288 sq ft and developer will make new flat agreement with 288 sq ft. after completion of new bldg. Please advise what is the correct way for developer to make correction. Is it legal that he can make a second paper with correction? (Many members have already signed the RA). Can developer REGISTER the RA document with my incorrect carpet area and without my PoA signature? Kindly guide and advice me soon. Thanks and Regards. Madhura.

Regarding gratuity amount

Hi Everyone,
I joined in an organization on 2nd Jan 2019 as a Intern, my intern was 3 months period. After they recommended me as Trainee from 1st of April 2019. Now I am in a notice period and my last date is 29-09-2023. But they considered my joining date as 01-04-2019 and when I calculate my total experience from joining date, it is 4yrs and 6 months. But when I calculate from Intern, it is 4 years and 9 months. Please clarify me whether I am eligible for gratuity or not. Whether they will consider my intern period, but I have worked in live projects in my Intern period. Please Clarify.

Redevelopment of pagdi bulding

Dear Sir, My father in law's building has been recently been sold to a builder and the builder is now the landlord. There is no society and the monthly rent is paid to the landlord. He has bought 3 buildings in total next to each other in a row from different landlords similarly. He wants to redevelop all the 3 buildings together. All the tenants of the other 2 building have signed the Irrevocable Consent Form (no redevelopment agreement has been made yet) and now he has brought it to our building as our building was just sold last month. The builder says that 1)Each tenant will get 300+105(fungible FSI)=405sqft in the new premises. 2) He is asking the tenants to sign the Irrevocable Consent Form for redevelopment. 3) He says this is the first step. This will be submitted to MHADA and then the officers from there will come and survey and demarcate the total area of the 3 buildings. Once that is done they will get complete all the legal paperwork required by the official authorities and will also make the Redevelopment Agreement which will specify the rent for alternate accommodation at the prevalent rates and its payment method, the area to given to them etc. 4) He has refused to give parking space individually and said that you can park in the compound which will be provided. 5) Structurally the building is not in a good shape with small rooms. I request your advice as to should we sign the Irrevocable Consent Form now and is it ok that the Redevelopment agreement is made later or is it important to make the Redevelopment Agreement first. Majority of the tenants have readily agreed for the redevelopment of the building and trust the builder but are confused as to whether they should sign the consent form now or not? attached please see the format of consent form given for signature.
