Laxury tax for lodges

I am running a small lodging house with 13 rooms.I have enroled with Commercial tax of tamilnadu government (laxuary tax).My room charges are Rs 425/+5%tax for single room,Double room rent is Rs 550/+10% tax. When my guest comes as single person,they ask me to charge Rs425/+5% tax for the DOUBLE ROOM which i allote,,because there is shortage of single room. Is it possible (under laxuary tax law) for me charge Rs425/+5% tax for the double room.
Double room Non a/c is 550/10%tax and Double room A/c is 850/+10% tax. Sometimes my guest asks me to allot this A/c room as NON A/C rooms.Is it possible for me to charge the A/c room as NON A/C room (550/+10% tax).

When my guest comes as 1 person,,they ask me to charge Rs 250+5% tax for the DOUBLE ROOM which i allote,,because there is shortage of single room. Is it possible (under laxuary tax law) for me charge Rs250 + 5% tax for the double room.

Rent without agreement deed


I am a commercial tenant since 30 years.My agreement has expired on year2002. The rent was Rs 10000/ at year 2002 at the time of expire. After this I have enhanced rent twice without agreement deed by mutually with the landlord. The enhanced rent was Rs14000/ from year 2002 to 2006 and from 2006 to 2010 I paid as Rs 18000/ without a agreement deed . All the payment was paid by cheque. Now my land lord has sold the property without informing me. Do my new landlord has right to evacuate me without giving notice. Do I have any ground to file case in court, if he tells me to vacate. On what ground should I file a case.

new landlord

I am one of the tenant for 32 years In a commercial property ,with lease agreement period till 2013 June.i have paid rent up to date.My landlord had some property tax dispute with the corporation and had some Tax due which my land didn’t pay. So I had to pay the huge amount property Tax dues after receiving TENANT NOTICE (OCCUPIER NOTICE) from corporation .
Now my landlord has sold the property to someone else,with out giving me the Tax amount which I have paid to the corporation.
Now do new landlord have rights to vacate me even tough I have the lease agreement period till 2013 , Do I legally have rights to clam the Tax amount from the new landlord which I had paid.

licanse & business sale

I am a landlord. i have let out my Lodge on lease except my lodge license & business.its in my name.Now in the middle of this lease period, Can i sell this license & business to my tenant for money ,as i am in need of urgent money.Is it legal. Will it create any problem in future.

unregistration of deed

I am a commercial tenant since 17years.As my landlord was not in a good health, i couldn't register the DEED 17years back.Now my landlord is no more (died).My landlord son wants me to vacate. But i still have 1year lease left.My landlord had taken PAGADI from me, when i entered into this lease ,in writing in that deed. NOW Can i register this Lease deed so that i can file a case in court.CAN i legally clam my Pagadi from my landlord"s son at today market price before vacating .

The value of agreement after lease period

SIR. Please i kindly request read this query and go through the File attached
and reply me.

Sir my lease agreement is not registered. If i have not incurred any liability for eviction and any of the grounds for eviction has accrued,can my landlord seek eviction of me from the demised premises after this tenancy lease. If my landlord wants me to vacate, Can i league fight in court of law and claim back value from the landlord ,at today's market price(goodwill, furniture’s, movable amenities , hotel license & business)Which i bought from him. Please go through the File attached.

Is the following lines in the my agreement help me to me for this?
(with the option to the tenant to renew the agreement for further period on such terms & condition as may be mutually agreed upon.)
