We are grateful for this forum where you're willing to help.

Please answer questions below.

1.How does a pagadi tenant become co owner of property he stays if he has not made any effort in building it?
2.how much right tenant have on open spaces like terrace and garden
3.If way to terrace goes from tenant house, do they become co owner of that also
4.To create a win win situation so owner wants to maintain bungalow nicely, How much is maximum rent in percent of current value can he take from tenant
5.what is procedure to revise rent

Q 1. A tenant shall remain tenant through out tenancy, there is no question of transfer of title of demised premises in favour of a tenant.
Q 2 & 3. Area of the property under tenancy is specified in rent agreement / leave and licence executed between landlord and tenant.
Q 4 & 5 Whether the demised premises falls under the provisions of State Rent Control Act or not ? Besides this, it is a subjective question, which require open house discussion.

Tenant is tenant, he does not get the ownership.

Reply:

Tenant has the right only to the extent he was given on rent, not more than that.

Tenant can refuse entry, it may intervene his privacy.

No limit can be fixed, can be decided by amicable settlement / mutual understanding.
