Leave & license agreemnt

Hi,

I want to give property on rent for 11 months at Ahmedabad,Gujarat. Can you please provide your views on following

1.Do I need to register Leave & License agreement of 11 months in Ahmedabad, Gujarat?

2. Which one better protects the owner in case of legal issues, "Registered Leave and License Agreement" OR

"Notorised but unregistered Leave and License Agreement" ? Agreement is for 11 months.

3.If a Licensee is not ready to vacate the flat after 11 months Leave and Licence period is expired, which is the first authority to approach for eviction of the Licensee, in Ahmedabad(Gujarat).

Lease is normally done for a longer duration like 10 , 20 years. In your case, a rent agreement notarized is sufficient. There is rent controller who hears the grievances.

It is better to proceed with registered leave and license agreement duly drafted by your lawyer.

Thank you experts for your inputs.

One thing I understood that I should register agreement so In legal issues, it would be helpful compare to notarized document.

But I am confused that should I go with Rent OR Lease OR Leave & License agreement?

Property is residence property and will give on rent for residence purpose for 11 months. Location is Ahmedabad(Gujarat).

Request you please provide your advice.

sunil, either the period is short or long, a lease deed be executed by both parties (lessor and lessee) and get it registered.

But my question is which agreement is safe for owner to give residence property on rent for 11 months for residance.

Rent Agreemnt OR Lease Agreement OR Leave & License Agreement ?
