Your statement is contradicting.

You have posted that

"grand mother dies without registering the property in the name of my mother's mother"

Mother's mother is grandmother.

The property was registered in name of which grandmother; paternal or maternal?

It is agricultural land or not?

It is in which state?

Has it been partitioned so far?

Has the property been mutated after the death of owner.

Which personal law applies to deceased owner; e.g. Hindu?

You may show the property documents to an
able local lawyer dealing in property/family/civil/revenue matters and proceed further after understanding merits and remedies.
