Hi, i had purchased a plot of agricultural land in thane district palghar. From the builders. He had given me a sathekarar and POA by making notary to it. Is it lawful and what should I do if it is not. Plz give suggestions

The sale must be registered one.
Moreover in your case the POA is not registered.
So execute a sale deed asap.

Generally, a Sale Agreement followed by regd.power of attorney will facilitate for further sale and save registration charges. In your case, there is no sale agreement and power of attorney is unregistered. They are useless. You should insist for registered sale deed with appropriate stamp duty.

please note registered sale deed is necessary to convey clear title to property . POA wont serve the purpose

Are u an agriculturist? If not u are not permitted to purchase agri land in Maharashtra. Pl check with the builder whether he got the land converted for non agricultural purposes. Also check the validity of the title of the builder.

I do agree with the advice of expert Gupta ji to the effect that a non-agriculturist cannot purchase the agriculture land in Maharashtra.

In continuation of my advice given above, I would like to add that mere agreement with POA would not transfer ownership rights in the property to you. U should get the sale deed executed and registered in ur favor.
