List of documenst to be obtained from developer

We have just formed an association of newly developed Apartment complex,at Bangalore which is ajoint venture with land owner.

please advise the documents that we need take from the developer.

It varies depending on the ground realities. Consult a local lawyer who is fully conversant with the property laws as well as local issues and he will be able to guide you properly as per the circumstances prevailing in your case.

2. Joint venture agreement
3. Possession certificates
4. completion certificate.
5.Relinquishment certificate of developer to mention a few.

Though helpful not comprehensive as we have no knowledge on the documents that the Association to ask for.

To mention few more:
1) Link documents of the property for the last 30 years;
2) Non-encumbrance certificate for the last 30 years;
3) Inter-se agreement between the developer and owner of the plot;
4) Tax receipts if any;
5) Legal opinion on the property;
6) Approved Plan from the concerned authorities;
7) Completion certificate;
8) possession certificate.

I once again endorse my views as well as that of expert Mr.Barman, to either consult a local advocate or a consultant on payments of their nominal fee for the purpose and get the issue clarified.
