Consent terms filed for re development in high court-mumbai

We have filed consent terms in the Bombay High Court. The land lord is not willing to convert the tenancy in to ownership as most of developers are doing and so this query to experts:

Our old rent is Rs.250/- per month for 330 sq.ft. carpet area and it has been split in to 50:50 i.e 50% is the basic rent and other 50% is taxes and water charges etc. We had paid good will of Rs.30000/- in 1975.

Pl. advice how to calculate the rent that will be applicable after redevelopment ? Is there any formula for it ?

after redevelopment if property taxes increase you will be called upon to pay enhanced property taxes .
further water charges , maintenance charges would be on actuals

Taxes are to be paid as current applicable. other amenities, maintenance etc. are to be paid actual.
