Mutation issue

Hi Experts,
We bought a indepndent through a registered sale deed from builder.Now we want to sell it but mutation is not done in our name.since last 4 yrs. ,we are paying the property taxes.
Now i want to know
1:is mutation essential for before selling the property?
2:Can a buyer buy property from us and mutate it in his name?

If it is landed property then mutation is necessary.

For landed property, mutation is necessary. without mutation in your favor purchaser can not get it mutated in his name on the basis of sales deed from you.
