Bunglow aggrement

Q.my client was purchase one bunglow from developer.the owner of land make sale deed and developer construct bunglow as turnkey project.my client was given advance money by cheque to develper and developer make agreement with my client advance money received against turnkey proj.of that bunglow..
As this agreement is valid because sales deed of that land till date not on my client name..
