Respected Experts, WE are three brothers.I am the Registered owner of a 'half Beegha Land' which was financially supported by my father in the year 2000. later my father built a house in this land in the year 2008. The nominee of this land is my elder brother. Now I want to transfer the registry of this property to my mother so that to maintain the peace of my faimly and equal rights of my brothers in this property. So can you tell me-
1.- how can i transfer this property to my mother at minimum cost. 2.- do i need to change the nominee as i told you that nominee is my elder brother. 3.- do i need some witnesses while the registration process of property tp my mother.
I will be very gratefull to all experts for your kind suggestions

execute a deed of gift in your mother name since you are the owner of said property . your mother can subseqently bequeath by will property to all her 3 sons

You may follow the advice of sethi but I suggest you a permanent solution of the whole problem which even may occur at later stage.
You all family members come to a family settlement wherein all properties can be got distributed as per mutual understanding and that family settlement can be got a court decree under legal Services authority Act without paying any duty/stamp except nominal of Rs. 25/-.
