can one file case after 25 years of sale deed?

Querist : Anonymous (Querist) 05 March 2011 This query is : Resolved
my friend had purchased land lonawala in 1984. The registered sale deed had signatures of the owners father, wife and his son. THe signature of the two daughters were not taken as it was not required in that year. The physical possession and 7/12 was transferred to my friend immediately after sale deed.

Now after 25 years can the owners fathers daughter claim share in the land?
1. can the daughters file case against my friend after 25 years?
2. can the doughtier claim the sale deed to be invalid?
3. do the daughters have any legal right now to claim share?
4. one of the daughter has expired . can her sons file a case now?

if she were minor of less than 4years old at the she can claim now.ie 12+18 years limitation for newly born child.she can ask for her share only, her father should give her from the consideration.it depends on the case.grandchildren from daughter have no right to sue.for specific call 9422773303 with details.

Anybody can file any suit after any length of time. But the real question is whether they would succeed. This will highly depend upon the fact situation and the law on the subject.

Why two daughtes signature was not required in 1984.Then how they will get right now?.Civil suit can file from date of knowledge .But burden of proof is upon the person who is filing the suit.

Thank you for your comments. Sorry There is a correction in the query. My friend has confirmed that It is fathers sisters and not daughters. Hence the revised query is as follows
my friend had purchased land in lonawala in 1984. The registered sale deed had signatures of the inherited owners ie father, wife and his son. The signature of the owners two sisters were not taken as it was not required in that year. (I think that the act for share of daughters came in 1991 ) Their signatures were taken only on the unregistered sathe khat on a stamp paper. The physical possession and 7/12 was transferred to my friend immediately after sale deed.

Now after 25 years can the owners fathers sisters claim share in the land?
1. can the fathers sisters file case against my friend after 25 years?
2. can the fathers sisters claim the sale deed to be invalid?
3. do the fathers sisters or their heirs have any legal right now to claim share now ?
4. one of the fathers sisters has expired 5 years ago . can her sons file a case now?
