Purchase of Property alloted to 2 parties

Hi All,
I am purchasing a property which was alloted to 2 parties and one of them got registered through sub-register office and transfer powers(GPA) thorugh registered GPA to another party(Registered GPA holder) to fight against the party to whom the property was alloted secondly. Now the party (In whose name it was alloted secondly) is agreed through an agreement paper saying that he will not use any rights/sue against the property Now I am purchasing the land from the Registered GPA whose rights are mentioend in the GPA as he has the rights of receiving consideration, right of submission of doccuments in the present of Sub-registrar office, right of making sale deed.
Can any one please advise me what are all the precautions I have to take before proceeding.
