We are grateful for this forum where you're willing to help.

Please answer questions below.

1.How does a pagadi tenant become co owner of property he stays if he has not made any effort in building it?
2.how much right tenant have on open spaces like terrace and garden
3.If way to terrace goes from tenant house, do they become co owner of that also
4.To create a win win situation so owner wants to maintain bungalow nicely, How much is maximum rent in percent of current value can he take from tenant
5.what is procedure to revise rent

Tenats rights

I live in rented flat I faced plumbing issue last months for that my landlord forced me to pay half of the money and he aruged with me also.Now my washbasin pipe is leaking and I asked him to repair again he asked to me to do so.as he doesn't want to pay for it.so I want to know is it correct.?

We seek answer without any ego issues or fight between lawyers
Question is as per current law,how much maximum rent can owner take from old tenant so he can maintain his bungalow?
Can owner increase upto Not par but at least 50 to 75 percent of current rent value?
Why process so difficult that tenants turn shameless

1. What documents a old tenant needs to prove he is pagdi tenant?
2. All over Mumbai tenants stay in rent of rupees 10,100 very cheap, What prevents owners from increasing rent while tenants are ungrateful

Clubhouse-gated community

Dear Respected Forum

Ours is 1000 flats gated community, we have a clubhouse. Where builder had given amenities like gym, restaurant, Swimming pool, card room, even it was mentioned in the sale deed, From last two years it's under Registered owners association -management committee. The restaurant place is ideal and none of the vendors ready to take it for rent due to various reasons. we {Managemnt committee }recently given that place to the convenience store vendor, for benefits of residents and rental income to society.

The questions from the Residents.

1. Does the management committee have the right to give and convert restaurant place to Convenience stores?

2. Once the builder handed over the proper to Association, does association can take such decisions or not?

3. Does it require General body approval?

4. After general body approval also, does anyone can file the case on that store { for removing it}

5. Bye-Laws says vendor management decisions will be taken by the Management Committee.

Suggestion required.

My grand father had a property of 15*40sqft in bangalore and he had 4childrens 2son(a1,2,3,4,b1)2daughter(c1,2,3.4,d1,2) 2son i.e a and b have expired now if I want to purchase this propery as son of A1 then what is scenario should I take sign of b1,c and d or b1.c and c1,2,3,4 and d and d1,2 what is the ways 1234 are grand children's abcd are children's

5th floor flat registration problem,panchayat, nizampet, hyd

I have purchased a flat in Gram Panchayat, Nizampet, Hyderabad. Which is on the 5th floor. The official permission is only for G+2, but the builder is having all the documents for the building (Sale deed, approved plan, and OC).
When will be the registration process is done for the above G+2 flats (5th floor) in the Panchayat area in Hyderabad? Now it is on hold from the Govt officials and happening only for G+2 flats.

Rights of unmarried daughter from deseased mothers property

Hello Sir/Madam,

This is Srinath from Bangalore.

I need your advise on one of the property related issue

My own sister had one property in her name which gifted by her husband via gift deed. But, he had incurred all the costs for construction.

2 months ago, my sister dies due to cancer and there is no will from her. She had one daughter who is already 18 years old and one son 12 years old.

Now, her husband is not taking responsibility of the kids and trying to sell the property.

He also transfrred the khatha to his name from my sister. He took signature of his daughter forcibly and got the khatha transferred to his name.

He had given lot of mental stress to daughter like below
1) Disturbed her education by taking transfer certificate from the college where she was studying very well and admitted her to diploma college which she is not interested. Due to this she lost one year of education
2) He mentally tortured her to get married so that he can sell the property. I have intervened and stopped him from getting her married. She got into mentak stress and her health was ditierated. I got her treated and now she is getting better. I have proofs all dr treatment and also for the proof from college principle for education damage he is done to his daughter

Also we filed a police complaint

As i understand, although he transferred the property in his name and incurred the cost of construction, since it was gifted to my sister, now the children are also eligible for their share in the property.

Could you please answer below questions
1) Can we file maintenance or injunction case against him by his daughter in civil court?
2) Can we also put an objection to sale of the property in Registration office where he got the khatha transferred to his name?
3) How long will it take to get the justice?
4) Will court quickly pass order for him to take care of maintenance expenses of his daughter as she will continue her education?
5) What could be the cost of lawyer fees etc?

How to regularise and enclose balcony in goregaon, mumbai

Dear All,

I want to enclose my balcony with a shed and grill and regularise it. I won't be extending any internal wall, nor will I be breaking any wall or changing the internal structure of the flat. How do I apply in BMC for regularisation of the balcony? I tried looking for the online application in BMC's portal but couldn't locate it. Can someone please explain to me the procedure and the share the link of Mumbai BMC online form for regularization of the balcony for me to begin the process.

I stay in a village, one of my neighbors is using land for more than 30 years for farming without any interruption, no one knows who is the owner of the land, now the question is how can he get a better title or ownership of the land?
