Seeking help to claim my property

Hi Team,

I am HR professional with no job right now from past 6 months. I am looking for a lawyer who is specifically deals with Property legal issues. I have my grandparents property(building) which was sold by my father 30 years back when I was minor (I am in 3rd class elder son). The buy forcefully made us to sign the signatures on the documents. But I am minor at that time and was completely illegal to do so. I want to claim my property. We are 3 brothers. I think they might come if this is successful to claim. Please help in this to claim my property which is legally mine.

Sale & construction agreement confusion

I am interested in purchasing under construction flat from the builder. My builder gave me two agreements. One Sale agreement states that the purchaser approached the builder to purchase uds interest right and title and the builder agreed to procure uds of land at a consideration amount with the right to construct a residential flat through the builder. Another is a construction agreement stating that the purchaser is interested in acquiring one of the residential flats in said project and entered into an agreement for purchasing uds share interest right and title and approached the builder to construct the said apartment. But in common sense, I am purchasing a flat from a builder, not the land. Why this type of agreement? Also for the sale deed they are saying registration will be done on the sale agreement value only. Don't you think the property valuation decreases for the purchaser? Also, the bank other than approved by the builder says the same thing and they are not accepting the construction agreement because of less property valuation. What should be done in this scenario? Please guide me. Thanks in advance.

Writ appeal pending for admission - ref.

Respected Learned Experts, my department has filed a Writ Petition against the order passed by the Central Administrative Tribunal, Chennai. The order passed by CAT is in my favour. Against which, my department has filed WP in 2022. The High Court is pleased to pass an order on 07.12.2022 "Notice and Private Notice 4 weeks for admission". Even after the lapse of 1 year, the WP is not listed for admission. In the above circumstances, whether I may approach the CAT for execution of the order passed as there is no stay granted by the High Court till date. As I am appearing as Party in person before the CAT and High Court, I may kindly be advised. Is there any provision for listing of case in the High Court at an early date as I am a senior citizen. Please spare your valuable time and guide me in the proper direction. Thanks to all Learned Experts in anticipation.

Unlicensed money lender harrasment

Hi Team, My father aged 62 years taken loan from unlicensed money lender 15 years back for the business around 10.5lakhs and initially paid hefty monthly interest only, later stage due to good relationship and on time interest payment he reduced the interest rates, and in 2021 my father gave promissory note for the same amount, but unfortunately recently that person died due to medical conditions, now his wife calling my father and putting pressure to repay the principal + interest within 6 months, he told its not possible due to no business from few years and i try to repay monthly 20-25K and settle within 4-5years, but she is giving us torture and not understanding, she said she will handover the loan to someone else like threatening, that those guys will collect in their way, telling us to sell some property and give it back, recently i took a home loan and constructed the house after 32 years, i asked my father to approach a lawyer, please suggest legal ways and provisions to protect our family, since my father 5 years back recovered from paralysis and i don't want something again happens to him.

Pending salary

My Company is not paying my salary since last 4 month. The people working on plant are paid but the few employees, working at Head quarter are not paid. Every time they are giving new date but not salary. Company is also facing financial crisis due to bad policy and intention.

I joined this company in March-23 in Mid Level Management. What should i do in this scenario? Company is not openly denying salary but some times they sending msg to employee for resignation. What Plan of Action should I take. I am paying rent and incurring expense from my pocket. I need good consultant in this regard

107/151 for other party

The person booked under 107/151 got bail from SEM, now can he or his family member file complaint against other party? As police didn't booked the other party for his injuries. Injuries are mention in MLR.

Strange situation : rcr and divorce in final stages

Dear Experts,

I have a strange situation.

Both my wife's divorce case and my RCR case are running parallely in same court same bundle, Vth Addln Family Court, Chennai.

My RCR is in Cross Examination stage after evidence marked.
My Wife Divorce in Evidence stage, so far they did not provide evidence and dragging the case.

Judge set last chance for PW1 cross Examination on my RCR.

If my RCR is ordered on merits, will her Divorce petition gets automatically dismissed or will it still run till she provides evidence (even if that take years to conclude)

I just want to end these cases soon and not give them chance to drag the cases.

Please advice 🙏

Vacant land in my possession

I am stying in Mumbai Suburban in MHADA room tenament (chawl type room), my actual on record room area is 250 sq. ft. and having additional 250 sq.ft vacant area in front of the my house on which i use 150 sq.ft for additional room construction and rest 100 sq.ft i kept as passage and garden. i.e. we took the vacant open area in our possession.
Now MY QUESTIO IS THAT in case of Redevelopment process what happended if buillder will not give any benefit for this additional 250 sq.feet area in my possesison. How can i protect the possesion of that 250 sq.ft additional space.
