Impounding registration of land

Sir my grandfather purchased a agriculture land 40 years ago in the year 1981 and we have a sale deed, one witness in the sales deed is still alive, . my grandfather is also still alive. But none in the other parties family is alive. old original patta book of seller is with us
Please suggest ne how could I proceed with the registration. From where to proceed and how could I register the land.

No registration possible after 40 year and when the sellers died.
But you do not require any registration. If you are in actual possession of land since last 40 years you are owner of property. In revenue record if the land stands in name of the seller, you should file a suit for declaration. You should take plea of long adverse possession as well as rightful owner of property.

1. Make proper application to the local SRO office with all the available documents and a relevant affidavit with proper clauses and request for adjudication of the agreement in terms of Stamp Duty and Registration fees and any applicable Penalty. There is no need of opposite seller party for this purposes.

2. When SRO gives appropriate challan, just pay the same and document will be duly registered. Seek help of local property lawyer or a registration agent.

Agreed with the advice of the expert Mr.J.K. Agrawal sir. You should file a suit for declaration. In the said scenario the SRO cannot do anything.

Since you are in continuous and long possession of 40 years and using questioned land as owner and without any interruption in such a scenario you should file suit for declaration.

As you stated there is no sale deed since 1981 when your grandfather stated to have purchased the land and in possession since then, it is no purchase transaction.
if the vendor (seller) agrees get it registered now.
