Transfer ofancestral land

please help me...
there are 4 children to my father .i am last son and i have 3 elder sisters.my father have 7 acre ancestral land .my father died before dividing land .bur patta came in my name(separate patta) not combined patta came .can i register the land in my name now ?

you are only one of legal heirs of your father . on demise of father you have only 1/4th share in land standing in your father name . mutation of land would be in name of all the legal heirs

Even if it was an ancestral land (though I have my own doubts about it), as very rightly indicated by Mr. Ajay Sethi, you are entitled only for 1/4th share. Similarly all your sisters are entitled for 1/4th share each. Therefore, you cannot get mutation of the entire property (7 acres) in your name alone. Even by some means you do it, the same can be successfully challenged at any point of time by your sisters. You will not be able to deny their legal right/share in the property.

Your sisters are also legal heirs and hence have share in the property. to become owner of full property get relinquishment / gift deed from them.

Since all your sisters and mother (if alive) are the legal heirs of your father, all will be entitled to an equal share out of the intestate property left behind by your father, however if it was ancestral property, the said property divided by 5 equal parts with one share of your father remaining as his own property which can be divided further upon his intestate death as stated above and the other four shares will automatically devolve upon you and your other three sisters. Mere getting the patta transferred on your name will not confer title of entire property on you.

What do you mean by patta and patta came in your name? It will not come automatically. Come with full facts.
