Property transfer to son (minor) of 1st wife

Hi Experts, I am in a rare situation.My first wife expired and with her i have a son (Minor). During that period we have purchased some property.After that I got married.My 2nd wife is not taking care of my son and me.I do not have any kids with 2nd wife. My Query is : How can i transfer all my Property to my Minor son for his future .Even later period if Divorce happens it should not impact / distribution of property and should be owned by my son Is the Gift deed will work or Do i need to do registration to different person and from there it goes to son etc Please help.

If the Property to be transferred is purchased by you, you have all rights to transfer it to your minor son during your life time. It may be through a gift deed or by the second method as mentioned by you. You have mentioned that we have purchased the property, please clarify that the property is in the sole name of yours or with some other co-owner.

Thanks a lot for the information.
All property are in my name only.

Adding to this if the gift deed is done do we need any special clause in the deed so that during divorce it should not be moved by my 2nd wife or any claim should be done on those

Please contact your local lawyer and he will draft the gift deed accordingly.
