Transfer of propertey

sir,my mother a house in her name.i want to take home loan on that house and my mother wants to transfer that house in my name.what is the procedure for that

Gift deed is best option in the matter of transfer but if the transfer is just for the meant of availing the loan facility then there is no use to waste huge stamp duty as bank can mortgage the house even if the same is in the name of your mother.
