Will or registration which is more secure for me?

My father wanted to marry again after my mother's demise. He wanted to make a will stating that his own house is belongs to his only child. Which is more secure process whether the registration of the house on the child's name or standby on the WILL? Is it possible to make change in the WILL after his marriage while alive?

A person during his life time, he can will any number of time, even at death bed. and It is settled law that last will is valid. To secure house, you can request your father to execute registered gift deed in your favour.

It o=is always the transfer deed by way of sale or gift which exclusively establish the beneficiary's right in a property.

The Will can be changed by the testator at any time of his life.

Transfer deed is always better.

It is irrevocable. Will can later be changed under coercion or persuasion.

it is in your interest that your father executes a gift deed in your favour . as advised by experts will can be changed any time but if gift deed is made and is duly registered your interest are safeguarded

In your circumstances you should request him to execute a registered GIFT DEED in your favor else there may arise problems if he changes his mind after remarriage as will can be changed continuously for any number of times till last breath.

Prefer Gift-deed as this is executed immediately and donor can never take it back unless the gift is conditional.
