Distribution of father's property and his liabilities.

Dear Sir
मै आशीष कुमार, मेरे पिताजी बैंक अधिकारी थे, उनकी दो शादियां हुई जिसमें से पहली बीबी की मृत्यु हो गई, पहली बीबी से तीन संतान (मैं और मेरी दो बहनें) दूसरी बीबी (मेरी सौतेली माँ) से चार बेटे और एक बेटी हैं, मेरे पिता जी का देहांत हो गया, उन्होंने मुझे अपने ग्रेच्युटी में 50% और PF में 100% nominee बनाया था, जिसको बैंक ने मुझे उनके housing loan, car loan and other loans का amount deduct कर के payment किया।
अब मेरी माँ (step mother) और उनका बड़ा लड़का वो घर बेच रहे हैं (मेरी बिना जानकारी के)।2lakhs का agreement भी किसी property dealer से कर चुके हैं। जब मैंने इसके बारे में पूछा तो वे लोग मुझे जान से मारने की धमकी देने लगे।

मेरा प्रश्न है कि-

क्या मेरा उस घर और कार पर पूर्ण अधिकार है। इसके लिए मैं दावा कर सकता हूँ?

Agreement to sell and purchase

My Husband purchase a DDA Flats in 1997 vide GPA/WILL/SPA Registered and Agreement to Sell is not Register. (My Father and Seller Expire)
Now My query: By error the consideration amount not mention or blank in ATS but written about "full and final settlement and the details of payment has been mention in separate Legal Receipt".
Did this Agreement to Sell is Valid or not ?

Shop premises on pagdi basis

I have a shop premises which was inherited by me through my chachi after her death. The shop is on pagdi system since my chacha first purchased it many years back. He used to receive regular rent receipts in his name but after his death in 2007 the shop was transferred in my chachi name by the Landlord and he incorporated her name in rent receipt. Before her death in 2011, she requested the landlord to add my name in the rent receipt as she did not have any kids but the landlord discouraged her to do so and refused to add my name. Now I am holding the possession of the shop premises and I also have all the old files and papers of the shop and it has come to my knowledge by the neighboring shops that the landlord has changed but they don't know whom to pay the rent to as it seems that a group of people have purchased the land from the earlier landlord but are not disclosing as to whom to pay the rent. The reason for this is the road widening proposal which is going to be done in sometime now. I would like to know how can i transfer my chachi name in my name and whom should i approach to strengthen my holding of the shop premises ?

Addition of name in flat

My aunt is having a flat in her name in a co-operative housing society in Mumbai. She wants to add her nephew's name in the flat and she has also put his name in nomination. I would like to know the procedure for that ? I would also like to know the difference between an Associate member and Joint member. I have come to know that a nominee is only a trustee of the property.

Hand over venture, maintenance venture

MSS BUILDERS constructed A venture in kurnool rural. After he did not handover venture panchayath or venture ASSOCIATION.he did not maintaining venture. He live it from June 2018. Maintaining means bore electricity Bill,street light Bill. ASSOCIATION what can do. Please give suggestion.

Rectification deed for b katha

Hi All,

I am planning to buy a B-Katha property in Bangalore, we noticed that property schedule's are mismatching from old sale deed with new sale deed, from then the property has been sold to 4 times.

1st Sale Deed Content (Original Owner): "measuring east to west 40feet and north to south 30feet and the road is east and south"
2n dSale Deed Content : "measuring east to west 30 and north to south 40 feet and the road is North Side"
3rd Sale Deed Content : "measuring east to west 30 and north to south 40 feet and the road is North Side"
4th Sale Deed Content : "measuring east to west 30 and north to south 40 feet and the road is North Side"

Questions:

1. Should We ask first owner (He got the property from his father) to provide the rectification deed? or the person with whom im buying has to give?

2. Is it mandatory to register the rectification deed? if no what is the consequences?

3. What if we dont find the first owner or he is not willing?

4. Can i buy the property without this document?

Grand fathers propery

i am from Tamil Nadu.My grand father died in the year of 1982. We dont have death certificate. My grand father had 3 daughters and a son. My father is the only son of my grand father. All the 3 daughters were dead. The property is still in my grandfathers name.
my question is Do my aunt's son have the rights in the property ? . My aunts got married in the years of 1950s i guess.

Can my father transfer the property to my name without any issue?.
Please help me.

Wife seeking divorce

Muslim wife left 2 kids 10 and 12 yrs old and ran away taking all jewels and her certificates to her parents home in 2010. Husband was living with wife and 2 kids for 15 years abroad and had no job after returning from abroad and was forced to take care of the 2 kids without job. Husband married another woman to take care of the kids after the kids pleaded their mother to return and informed her that father will marry if she doesnt return. Husband's mother and friends helped in educating his children and has a huge debt to pay them. Wife filed for divorce in 2016 to marry her lover. Currently in the Draft Issues stage in court. Wife working in school since 2010 and enjoying her life alone. Husband wants ACCOUNTABILITY on the part of wife for neglecting the kids future, dessertion, cruelty, failing in matrimonial duties towards husband and kids etc. Husband is willing to give divorce on following conditions:
1. Return the husband's jewels given at the time of marriage
2. Pay the school fees of children from 2010 to 2018 or Disown the children if not willing to pay
3. Wife's father to pay back loan given by husband's mother for the wife's neice marriage.

Husband hopes for a judgement keeping in view whether his kids should be married if the judgement will favour the wife without making her accountable. What will be the judge's decision if the husband does not sign the divorce if the conditions above are not met.

Please advise.

Payrevision applicability to teachers working in superannuat

Sir
I got retirement on July 2017 and was working in superannuation till may 2018.Last Tamilnadu payrevision monitory came to. effect from Oct 2017 but payrevision took effect from Jan 2016. Should I be eligible for new payrevision or not during superannuation
RAJENDRAN Tamilnadu
