Mutation

I wana know i bought land in haryana which is trf from husband to wife and wife to daughter and daughter sold to me. In this they donot have nutation of prior tranfers they have mutation of trf from mother to daughter only .whether prior muttion of trf from husband to wife req?

You are purchasing the land from daughter; mutation has been sanctioned in favor of daughter.
You should take full chain documents of previous transfers / owners of the property while purchasing. Get the mutation sanctioned / entered in your favor after purchase.

Since mutation in the name of seller exist, possibly it would not be required.

If you want, get the chain completed on the basis of all chain documents taken by you.

As your seller already got mutated the property in her name, it may not be required further. Now you shall get the mutation done in your name.

It is always better to have full chain of clear ownership in the relevant documents since last 30 years. You are required to know how the mutation got entered in the name of the daughter from the mother but not in the name of her husband and previous onwers?

A seller cannot give better right to the buyer so I shall strongly recommend to first enquire the full chain till last 30 years from the revenue record and only after fully satisfying move ahead.

The vendor (daughter) is stated to be registered titleholder in revenue records by making appropriate entry of transfer in her name.
It would be better to show the chain of title documents for last 30 years and copy of farad / khata khatoni to a local lawyer.

Revenue records only shows the name of the person responsible for payment of land revenue; it is not, necessarily, a absolute document as to title. The facts posted suggest that the documents as to title are complete, notwithstanding the gaps in the revenue records.

Author was accordingly advised to take full chain of documents and it would be better to bring full chain on record by using these documents.
