what is rate of maintenance charges for open terrace

Our society has 20 flats. Out of which 7 flats are 1RK with open terrace, remaining 13 flats are 1BHK or 2BHK without terrace. In AGM maintenance is decided as per carpet area. But in our agreement open terrace is shown as balcony area & 1RK as carpets area. Since 13 flats have majority they told us that we consider open terrace area as your carpet area & charged accordingly. Plz suggest me what should be the maintenance rate for open terrace.

It depends on the bye laws in this regard as well as the resolutions passed on the annual general meeting or special meeting of the association.
If you have any grievances in this regard you can make a representation to the association and look for a solace in the next meeting or else take up the matter legally.
Consult a local advocate who is expertise in this field.
