Rent in pagadi system

(Querist) 13 April 2016 This query is : Resolved 
I live in a room which is in pagdi system.We have been staying here since 1971.Our landlord used to charge 25 RS as rent and has been raising it since then..upto last month it was Rs150 and 2 months before he sent a notice of raising rent to RS 200.I just want to know as per law can he do this?Increasing rent on his own to any amount.

Maharashtra Rent Act 1999 does not permit ad hoc rent increment. The rent can be increased by 4% of the basic rent annually.
