You know heart of heart that you would be doing the GIFT only to deprive your wife of any possible claim that she may make on you.
The Court will also see through your motive and order accordingly - whether you do it now or later.

before you file for divorce sell the property . stay in rented premises with your wife

It is your absolute property and you can gift /sell to anyone you choose. There is no question of raising any issue over this.
