Rent agreement registration

Dear Sir,
When i came to a rented house last year March 2013. An rental agreement(20 rs indian non judicial bond) was signed between house owner and me.

some points in agreement
1.Rent contract period 11 months.
2.Tenant has to do painting of house when vacating the house. this was not discussed on our initial discussion and the agreement was given to me after i occupied the house

My query is
1. Is it must to renew the agreement, because as per agreement my period over by Jan 2014.? Any way i want to continue.


2. If the existing paint was good, is it need to repaint. what reply should throw to the owner?

3. Is the rent agreement has power? if its not registered.

4. If the owner does not agrees for my 2nd query, and makes deduction in my advance amount on his own deduction figure. what should i do to get my advance money without deduction?

5. In what mode i should get the advance money back?

6. We are paying a stipulated amount to house owner monthly as rent for using his house. is the painting charges not included in the rent since we are using the house and same we are paying rent. I AGREE IF THERE IS ANY PHYSICAL DAMAGE TO THE HOUSE, TENANT IS RESPONSIBLE TO REPAIR OR PAY FOR IT.

generally in the society every house owners deducting some amount for painting, from the tenant advance. with out wear and tear for the walls paints no body shall not live. what is the purpose of paying rent?

1. Yes. It may be done by implications also like if the landlord accept the rent even if no specific agreement is signed.

6. it is agreement. Once you agree both of you are bound to comply with it.

1. If the owner is accepting the rent it is OK.
2. No need till specifically objected to by land lord.
3. It is applicable as both have agreed to it.
4. You can demand by sending notice.
5. May take by cash or cheque.
6. Agreement conditions has to be observed.
