Power of attornery

If a flat was sold by allottee in Delhi through regd. power of attorney/Agreement of sell and later buyer sold this flat through Regd. sale deed .whether property has been transferred to last buyer and tile of property is valid. Is there any requirement of Ist person who executed power of attorney.

The sale is very much valid. No need for fresh execution of POA.

If the power to sale was included in GPA executed by original owner then the sale is complete.

Thanks respected & eminent experts for your reply and also thanks to Mr. Makkad sir as I always get impressed by your reply. Yes sir, power to execute further sale is there in regd. irrevocable power of attorney & regd. Irrevocable Agreement to sell but I am shocked why the SBI Bank is asking to arrange an affidavit from Ist person who has executed POA that attorney is valid ,legally enforceable and he has never revoked this POA.

Banks at the time of scrutiny of the title deed generally search last thirty years and try to leave no gap. Bank may have taken this as Gap. You have two options first do as required by the Bank(this would ensure no gap is left legally or otherwise in your title) or try from some other Bank.
