Leave and license agreement

I am the lessor and given my property for lease for 36 months and have made leave and license agreement and duly registered and paid stamp duty . My agreement will expire in the month of august 2014 . he is not given the rent for last six months and said that he will vacate in december 2013 .If he doesnt vacate the property what step should I take further .

You can file suit for eviction even now in the ground of default. After the expiry of time, you can equally file suit for eviction.

Serve a legal notice seeking vacation of the property due to non-payment failing which file the eviction petition.
