How mutation can be done

my parental uncle made a unregistered will in my favour in august 2008 not in his wife nor children names.and he died in jan 2010.no mutation of property is done till date.how mutation can be done now in delhi.how title of his name can be changed from property papers. is it possible to sell his share of property after mutation is done

will effect only after the death of executant of the will. after death of your uncle go for the mutation and after correction of ROR do what ever you like for mutation contact a local lawyer give fees he will do all necessity as needed.
