Can a pagdi owned flat in mothers name be transfered to daughter even after her mariage

pls advice how can i protect the pagdi rented flats in mumbai
which was in my mothers name at the time of her dimisses and i was married before her death and got divorced after her death and got remarried and not staying and use occassionaly , can the land lord force to vacant the possession . the electricity is also used very less and no rent is paid yet . i have no other brothers or sister who can claim for rights too .

make an application to landlord for transfer of rent receipt in your name as only legal heir . start staying in said flat

You keep a lamp on to use electricity, frequently chg Gas connection & phone usage, YOU MUST PAY RENT. Get few Regd Letters recd by you once a month. Allow your close relative also to occupy.
Apply transfer to your name.
Start residing there.

Otherwise , as you do not reside, Landlord can evict you.
