Selling of a flat

Sir
MY sister have purchased a flat at thane ghodbunder Rd maharashtra, it was purchased with a loan and the amout was 9 lacs and my contribution was 6 lacs in 2009 the loan was from IDBI bank, now i have got the possession of the flat and the flat is under mortagae in IDBI bank..
Now i want to sell the flat so what will be the procudure to sell the flat and now the market value of the flat is 36 lacs ?

You shall have to get the mortgage released from your banker and only then by seeking NOC of society, you can sale your flat.

find a buyer for flat . repay the loan from adavance recived from seller . the NOC from society is not required fro sale of flat as per model bye laws

just enter in to sale agreement by mentioning all facts.,

whats the loan amount just get it from the buyer, and clear the loan., after that go to sale deed.

its my opinion., i dont have any idea about noc from society., whether its must or not? i dont know..
