Pagdi room rent

Dear all sir.
We are staying in (mumbai).pagdi system. Sinc.1969from.
my room rent Rs. 500/-per month and water charge is Rs. 200per month ( but B.M.C. ARE COLLECT RS. 100 PM. ONLY FROM LANLORD)coman light charges is rs100/per month (BUT LANLORD ARE PAID TO LIGHT BILL PER ROOM RS.20 PER MONTH.)& coman toilet cleing charges is 100/per month. (BUT LANLORD ARE PAID TO SWEPER RS.20 PER MONTH.)
Recently landlord is charge for Rs. 100/- per month for rent collection charge (but no any man are come rent collection) It is right in rent law ?.( SELF I GO TO LANDLORD MANGERAND PAID MY ROOM RENT )
Total my room rent 1000/- per month.
My query. Is above all charges is o.K. is right in rent law ?.

It should be your luck to have a room on such minimal rent in Mumbai. The charges of rent are appropriate under Rent Act.
