BETTER GO FOR MEDIATION WITH TENANT. OTHERWISE FIGHT LEGALLY. ISSUE NOTICE, FILE SUIT FOR EJECTION

Depends upon agreement. However, issue notice intimating cessation of agreement with effect from a specific date and seek vacation up to a particular date with clearance of all dues. It shall be better if personal need is also mentioned therein and if vacation is not made file a rent petition before rent controller.

The agreement for tenancy generally is of no help in tenancy matters.
If the landlord could prove his reasonable requirement then the tenant can definitely be evicted.

However there is no short cut way for legal proceedings in India.

ALL DEPENDS IF THE TENANT IS A PROTECTECTED TENANT UNDER ANY URBAN LAW OF TENANCY OF BUILDINGS OR A SIMPLE TENANTS UNDER TRANSFER OF TENANCY WHERE UNDER ON ANY DEFAULT TENANCY TERMS HE AFTER SERVICE OF ONE MONTH NOTICE CAN BE SUED FOR EVICTION.
