Sir my self kamal dhameja belongs to sindhi minority community. As my grandfather has came from pakistan in 1947-48. and they have settle in ulhasnagar camp . and as per city survey register of 1979 two properties has been shown in my grandfather. which was in our possession since 1948. out of which two. one property in my hands is till now. but another one is given by grandfather to his edler brother out of gratitude. without consideration. and elder brother was expired in 1996. after that in the year 2014. that property came to my possession. and i have paid local body dues till today pending sine 15 years. (upto 31/03/2022) and there is no any electricity connection since 2001.
but in december 2021 my grandfather elder brother's daugghter has done costrcution anf forebilly taken possession. as they are cliaming that tax bill is coming on there father. not my grand father. .
so please look in the matter.
Whther they have right to cliam property on the basis of local body tax bill.in which my grandfather elder brother is occupier. which is not a title docuemnt. and they enroach the land.
also i got TLR copy from city survey and Legal heir panchnama from talathi. Because i have applied for CD (sanat) (conveyence deed) .
also advise me what should i do.

Hello,
I bought a property in Gurugram in April 2018 being the second allotter to this property. As per agreement it was mentioned that builder is supposed to deliver by 15 months and till June 2022 they have not delivered possession.
Recently got a letter from them asking to take the possession. As per law, they should be liable to pay me delay of possession interest/compensation but during the sale they got indemnity cum undertaking of the assignee signed by me which mentions that being the Assignee, I am not liable to claim any compensation for delay in handing over possession or rebate under a scheme and undertakes that asignee will not raise any claim whatsoever in this regard to the same from the Company for which the original applicant/allotee is entitled.
This undertaking has any value as per law? Can I still not claim delay interest of possession after this?

Delay in registration by seller even after complete payment
I have purchased an independent house in Hyderabad. The property was booked for 3.46 crores, Part payment(1 crore cash given) agreement was signed in April 2021. Total 1.46 black and 2 crores white as per agreement we have paid 3.16 crores and I took loan from ICICI bank for the remaining amount(30 lacs) and the cheque also sent him thru WhatsApp at the time of registration of registration bank will handover cheque to seller.
Now the seller is delaying the final registration and is ignoring phone calls and not cooperating and responding. When ever if we were able to meet him he will say next week I will do registration from 14 months different different stories we r hearing from him. Although we are already in possession of the property but we don't have resgitraion done. He has other debts also from the same colony my doubt is whether that person's is having any right on my property which agreement is made already 14 months back pls clarify my doubts.
I want to know what impact does it make on me by such delay in registration.What steps can I take now. I have all the transaction details to prove payment(white) which I made,for black there is no proof.
A Khatha Property and partial OC received in Bangalore
2 flats of 2bhk booked one above other on 8th and 9th floor, customized by the builder as duplex on request of purchaser with internal stairs in place of the second bedroom and kitchen on 9th floor retained as a small room. Kitchen as part of original plan in 8th floor 2 bhk flat remains as is with no change. 2450 is total sbu sqft. one additional toilet built on 9th floor flat which is actually a entrance/lobby area.
If the 2 bedrooms area space converted to internal stairs is considered as deviation along with the toilet then it comes to approx 280 sqft of deviation which is approx 12%. Guidance value is 5000.
1. Is above considered as deviation as duplex is not in the sanctioned plan?
2. If yes then how much will the bbmp additional charges be to regularize it. ?

My sister , sister's son and daughter are living in my father's property with their families for more than twenty years when my brother and I were out of station on service. From then municipal tax, house repairing, electric bill are born by us , brother and me . In the mean time father and mother expired . but they spend nothing intentionally for use of property. Till now municipal tax payment , house repairing , electric bill payment etc. are made by me and my brother as tax and electric bill are in the name of my father . After our retirement we two offered them that we are leaving property on condition that you will arrange mutation in your names and pay everything like electric bill, tax etc . They did not listen to us. We decided that we will pay nothing for property in future . I would like to know , if nobody pays tax , what is the consequence of long dues of tax .
My father bought a land 3400 sq.ft. He died and my mother built a house, but the sale deed is in my fathers name (dated 40 years old). My mother got Patta in her name and all property tax, EB etc in her name.
Now she has to transfer it their heirs ie. to my name and my sisters name. What is the best way to do it in this situation ?
I have been looking for a plot in Lucknow. I have come across a type wherein dakhil khariz of plot is in the name of a society and can not be done in the name of individual.
I want to know will there be a problem in buying such plots. Besides how to ascertain genuineness of seller since mere a sale deed is available with the seller, which may be older.

I am a 72 years old retired person. I had purchased three landed properties earlier in my wifes name (registered in her name) with funds from my sources completely , no gift deed was executed.Now, my wife says I have no rights over the properties. The present residential apartment where we stay is registered jointly in our names(me & my wife) but completely funded by me. Kindly clarify as to where I stand regarding my rights on the above.

Hi I purchased a site in 1992. I have not constructed any structure. Now in 2022, I wanted to sell that site but noticed that the boundary on one side is mentioned as 22 instead of 21.
The sellers ( more than 10) almost all passed away. Few of the original sellers, the children and grand children of the diseased are available now. But they are not cooperating for the deed correction.
What is the solution?

Dear experts,
If in any case if the party set exparte, when the party is on record about to proceed with the case is it necessary to issue notice to the other side?
And basing the materials in the record it's clearly shows that that, they are dragging matter?
