Query is can a third person apply to the Concerned Mutation department(Nagar Nigam) to alot the said property in his name.
Since the Legal heirs as per the Last WILL of the deceased have not got the mutation in their respective names till date for the past 15 years.

My grandparents have a son and a daughter. I’m the son of their son. Propably in 2011, my father had given money to my grandfather to purchase an agricultural land. My mother had even pledged gold in bank in order to get cash. But my grandfather purchased it in the name of my grandmother. My grandmother registered entire property to her daughters son leaving my father and me with nothing. This registration happened a week before my grandfathers death and we got to all this after his death. Can we get our property back? Atleast half of property (if entire property is not possible to get back)?
Property : 4 and 1/2 acres agricultural land

Investing in an apartment for which construction has to begin or has not yet started .In current situation only land has been purchased the builder which holds title in the company's name and title clear .Clearances and approvals are due .Investing in the same for a period of one year or until construction completes and the builder would assist in selling out the unit .Hence have been suggested to do a agreement to sale on a 100rs stamp and do a notorised MoU stating terms that upfront payment has been done and registration would be done after an year after construction completes .1. Is there any other legal document to be made to safe gaurd the money paid upfront and ensure builder executes the sale deed in future after construction is done or refund the amount in case the construction gets halted due to complications .2.Do these documents make good evidence in a case if god forbid anything goes not as planned for money safety .

We the 150 owners out of 840 in a Township in Pune were allotted Tin roof parking in the compound of the society, other owners got stilt parking. In the agreement 3 Lac is shown as Other Charges and re. Parking the words are exclusive car parking. We believe the sanctioned plan does not show the parking area in the compound. The other charges are certainly parking charges. Despite 3 emails to the builder and meetings with his rep. did not yield any result. The builder ignored our mails. We asked him to refund Rs.300,000/-,but no response. The builder is not showing the original sanctioned plan showing parking area. The parking allotment by the builder was without transparency. What rights we have? Should we complain to RERA or go to consumer court? How strong is our case and how much it will cost us and the duration for the result?

Since it is a 1943 Grant SC ST Grant with payment of Rs.10 and no sale conditions mentioned in the Saguvalli chit or Grant copy. No sale has also taken place from 1943.
Does this land come under PTCL act 1978 ??
Do I need permission to sell it??
If permission is needed, is it enough if I get the District Commissioners Permission.

My father in law expired 4 years ago, And his property transferred to my mother in law wife and sister in law , they want to sell his property but in the partition deed mentioned that property can be sold between relatives only and cannot be sold outsiders my father in law brother objecting to sell the property as deed Mentioned sale will done between relatives only and he is not giving NOC We want to sell the property How we can process /breach this deed to sell our property in legal way is there any possibility
My mother is the only child of her late parents Nani Ji died in 1983 and Nana Ji died somewhere in 60's
My Nana were 4 brother so my mother is entitled for 1/4 th share how to go about demanding her share
Specific performance on a notarized agreement to sale
Unwillfully I was forced to give a Notarized agreement to sale to a land mafia in which it was mentioned that he has paid me 31 lacs with cheque numbers mentioned and it was written that after getting all the cases and disputes of the said property within a period of one year I shall get the property registry done in his name & If i dont do the registry he will get it done through the court .He took me outside the bank got my account no and deposited 31 lacs in it and then got me filled a cash with drawl slip of the same amount and withdrew the cash himself in few minutes same day..As he was very powerful I feared my life and i came back from that city to delhi and started living here ..A civil suit was filed by my cousion brothers on me and my elder brother in 1998 with a temprory injunction order which was later converted to status Quo and is still in force up till Now.
As that land mafia could not trace me he thought that i was already dead ..can he bring specific performance suit though he doesnt know where i live ? can the specific performance suit be decided exparte? then what about the status Quo order going on ? what if i appear in the court and submit an affidavit that i dont want to sell the property ?what is the legal remedy to save my property
