About purchasing a flat under gram Panchayat

Dear experts,
I want to buy a flat in chandrapada , naigaon , but builder and broker have told me that building is under gram Panchayat , not BMC.
Please let me know about any risk for investment in this property or other different between Gram Panchayat and BMC.

If the Approval is there from Gram Panchayat then No Issues Proceed with that

Asking, hearing, telling etc are all verbal modes.


It is better to get proper legal opinion from a local counsel of unshakable repute and integrity specializing in revenue/property/civil matters and well versed with local rules/laws and latest notifications etc ............

1. "chandrapada , naigaon" comes under THANE Municipal Corp. (TMC) and not under BMC.

2. All property development under TMC has to be mandatorily sanctioned within the parameters of Town Planning dept. and Gram Panchayat has no jurisdiction to sanction any construction plans.

I do not agree with the experts..
Grampanchayat approval of the building plan is not valid in Maharashtra.. even if the property is not located in the municipal corporation limit.. the flat you are purchasing is illegal..
