Is the property ancestral or self acquired by your grandfather? Your grandfather gifted the property to each son by way of notary attestation which is not valid. However try to settle the issue in an amicable way with elders and well wishers of your family. consult local lawyer for further guidance.

You need to settle this socially, involve the respected members of known people to both sides and solve it. However if your uncle files a suit he may not succeed but that will make you suffer. If you wish you too can file suit against him but nothing comes out from such things. As advised by the learned expert already i too suggest the same thing.

It depends upon the bargaining power of buyer and seller.
No dispute is involved for obligation of experts. However, if you feel, you may seek professional services of a local prudent lawyer.
