House not available in land records. Registered in 2006.

The house that we were living since 40 years was not available in land records in revenue department. My father registered our house in 2006 and gift settlement it to my mother. We are paying house tax, water taxes and electrcity bills since 40 years. It is not Andhra pradesh assigned land. I searched for survey number but it is only showing the survey no of the hospital that exist 20 meters away. no officer came to us and questioned us. What are the necessary things I have to do now to make sure everything fine...

Approach a very able senior counsel of unshakable repute and integrity specializing in revenue matters and having successful track record .....worth his/her salt.....with all documents that you have....

If you want ti try on your own take help of LOCL MC counselor, concerned revenue official e.g. Patwaari.........or meet say; Commissioner of MC (if property is under MC) , Estate Officer (if it is under say some development Authority)

You have the simple need of getting your house mutated in the revenue records. Mere registration does not serve the purpose for title of the property.

Vague and expensive advice by Mr. Kumar Doab, a fake expert. Mutation does not need the help of any lawyer/ senior counsel or municipal counselor. You simply need to contact the lekhpal of the revenue office with copy of registered sale deed.

Vital information has been concealed, mutation do not confer title of the house.
Consult a local lawyer for proper appreciation of facts and documents and guidance.
