Registered licence deed of 15 years

We gave our property on 15 year registered lease deed for business. But now tenate refuse to vacant our property. Previous he paid licence fee 6000 per year, now we demanded 150000 per year as a market value.
But he refuses to such rent, also refused to vacant property.
What we can do??

Please specify the state , local state laws apply to the case .

Additionally, some state has kept restriction of giving premises on the license to 3 years or so .

So require thorough study including documents.

What is the basis/reason/authority to increase of rent from Rs. 6,000/- p.a. (agreed rate)to Rs. 1,50,000/- per annum (unilaterally) when it is not covenanted?Your demand is arbitrary and illegal.

Is there any other reason for seeking vacation of demised premises during valid/ subsistence of business licence?

Did you issue any notice?

From the facts, it is clear the other party normally would never agree for such an increase, you have to initiate proceedings for vacating the premises.

Our property resides in maharashtra. Sir our license deed is registered, in this deed party noted that after period of license deed he have no rights on property. So still any benefit goes to party, even after registered license for specific period. Someone ask me there is a special court to appealing for registry license deed . is that true?? Can we get possible benefit.
