Leasing a flat

Dear Sir/Madam,

I have a flat which I can lease out. But would like to have clarification on couple of matters.

1) The electricity meter is on my name. So the electricity bill will come on my name.

How to tackle this?

Can/should the tenant take the Electricity connection on his/her name?

2) The monthly flat maintenance is sent to my name. Can/should this be changed to tenant's name?

Not necessary.

In the lease agreement, it can be specifically mentioned that the lessee would be liable to bear and pay the electricity consumption charges as received for Meter No............... standing in the name of the Lessor.

Similarly, it can be specifically mentioned that the lessee would be liable to bear and pay the maintenance charges for the flat.

That's is enough.

It is not whether on lease rent or on compensation of leave n licence. Assume lease
1) Never make mistake of changing Meyer on lesees name.
2) Execute Lease Deed covering monthly maintenance n Electric Bill shall be paid by Lesee
3) Register the Document

No need for any kind of change.
You can simply incorporate in the tenancy agreement that the tenant would be liable for electricity and maintenance charges as mentioned in the monthly Bills.

you should not keep electricity meter in lessee name . only recover electricity bill charges . similarly maintenance bill should be in your name .

Agreed with the experts, a proper arrangement for incorporating the said conditions to be made while preparing the lease agreement to avoid litigation in future.
