Agreement cancel of land

I am Vijay kumar,i have sinned an agreement to sell my land and get advance 150000Rs.Now my family and brother don't want to sell bcz we r combind family.and that property 4 kata and we r 4 brother,so all r in that property.and I make agreement of 1 kata but now I want to cancel that agreement and ready to return his money,so pla help me how is it possible to cancel that agreement by court.

what are the clauses in agreement ? does it contain a clause giving you an option to cancel the agreement . is the agreement registered?

if it is not registered offer to return he advance amount of Rs 15lakhs . request the buyer to cancel the deal .
