Is property sale deed executed in 2001 valid without buyer's signature?

Hello Experts,

I am planning to buy a property in Bangalore rural. Current owner bought the property from layout developer and got the same registered in sub-registrar office in 2001.
I see that there is no signature or photo of the buyer (current owner) on the sale deed executed in 2001. On questioning the same below was told:
During the registration of this property in 2001 there was no need of the photos, so there are no photos available in the sale deed and during the same time only the seller was needed for the execution of the sale deed and there was no requirement of the buyer so the buyer signatures are not there.

Can you please advise if the above is true?

Instead of Buyer's signature, his representative/agent must have signed... Can you please recheck... Take the opinion of local Advocate regarding the practice in 2001.

The signature of the buyer and his personal photo was not required to be affixed during the year 2001, however, someone on behalf of the buyer might have signed the deed.

The sale-deed is duly valid.

Dear Mr. Sastry and Mr. Makkad,

The sale deed has been signed by 2 witnesses.

Also the deed has been signed by the father of the owner (buyer in 2001) under a seal which says "Identified by".

Does this suffice and can the deed be treated a valid?

What you say is valid... Ask your local Advocate what other documents required for proper registration of property in your favour.
